We carry the insurance your building needs

As a licensed and insured mover operating under USDOT #3617767, we carry the general liability, workers' compensation, cargo, and auto coverage that building managers require. The COI request process is straightforward.

Your building asked for a COI. Here is how it works.

A Certificate of Insurance is a document issued by our insurance carrier that confirms our coverage details. When your building management, landlord, or property manager requires a COI, they are asking for evidence that the moving company carries adequate insurance (general liability, workers' compensation, and cargo coverage) before they authorize access to the freight elevator, loading dock, or building.

As a fully licensed and insured mover under USDOT #3617767, Royal Moving & Storage carries the coverage building managers require across all eight of our markets. We process COI requests routinely. When you book your move, tell us your building needs a COI, share what they require (most buildings provide a form or requirements letter), and we will process and send the certificate typically within 24 hours. For buildings that require additional insured endorsements naming the property management company, we handle that as part of the same request.

What Your Building Requires and What Goes on Our COI

A standard moving COI covers four categories of insurance plus the option to add building management as an additional insured. Here is what each category is, why buildings require it, and what our certificate shows.

General Liability

Covers third-party property damage and bodily injury that occurs during the move. If a wall, door frame, or lobby finish is damaged during the carry-out or carry-in, general liability is the coverage that applies. Most buildings require a minimum of $1 million per occurrence.

Carried on every move in all eight markets

Workers' Compensation

Covers members of our crew if they are injured during the move. Buildings require workers' compensation to confirm that a worker injured on their property is covered by the mover's policy rather than becoming the building's liability. Required by state law across all markets.

Maintained at state-required levels in all markets

Cargo Coverage

Covers the items being transported during the move. Some buildings require movers to carry cargo coverage to confirm that items moving through the building's common areas are insured. This is distinct from the valuation coverage options offered to clients for their individual belongings.

Included in our standard policy documentation

Commercial Auto Liability

Covers vehicles used in the move. Commercial auto liability is required for moving trucks that use building-controlled loading docks or parking facilities. It covers damage or injury that occurs as a result of the vehicles themselves, separate from what happens inside the building.

All company vehicles covered under commercial auto policy

Additional Insured Endorsement

Many buildings require the property management company, landlord, or building owner to be named as an additional insured on the mover's general liability policy. This gives the named party direct rights under the policy in the event of a covered claim. Provide the exact name and address of the entity to be listed and we will include it on the certificate.

Request a COI →

Four steps from booking to certificate delivered.

Getting a COI from us does not require a separate process. It is part of booking the move.

01

Book your move

When you receive your quote and confirm the booking, let your coordinator know your building requires a COI. This triggers the COI process alongside the move booking.

02

Send us the requirements

Forward the building's COI requirements form, requirements letter, or a description of what they need: coverage types, minimum amounts, any additional insured to name, and who to send the certificate to.

03

We process the certificate

We work with our insurance carrier to prepare the certificate, including any additional insured endorsements. Most COIs are processed within 24 hours of receiving the building's complete requirements.

04

Certificate delivered

The COI is sent directly to the building management, the property manager, or to you to submit yourself, whichever the building requires. You confirm receipt and your move access is cleared.

Book your move. We handle the COI.

Get your quote, confirm the booking, and send us your building's COI requirements. We process the certificate within 24 hours and send it to whoever your building needs to receive it.

COI FAQs

1. What is a Certificate of Insurance and why does my building require one?

Arrow Down

A Certificate of Insurance is a document issued by an insurance carrier that summarizes the insured party’s coverage. Buildings require COIs from movers to confirm that the moving company carries adequate insurance (primarily general liability and workers’ compensation) before allowing them access to freight elevators, loading docks, and common areas. If a mover damages a wall or a crew member is injured, the building management wants assurance that the mover’s insurance policy is in place to handle the claim.
