The Layout of the City

Campbell is a small city in Santa Clara County, covering about six square miles in the heart of Silicon Valley. It is home to roughly 43,000 people, and it sits surrounded by San Jose on most sides, with Los Gatos and Saratoga close by. For its size, it has a strong identity of its own.

The center of the city is its downtown, a walkable stretch of Campbell Avenue lined with restaurants, shops, and a weekly farmers market. Around it sit established residential neighborhoods, many with single-story ranch homes and older bungalows on tree-lined streets. Closer to the Pruneyard and the light rail line, you find newer townhomes, condos, and apartments built for the area’s growth.

Campbell also has easy access to the Los Gatos Creek Trail, several parks, and the VTA light rail, which connects it to the rest of the valley. That mix of a quiet residential feel and good access is a big part of why families settle here.

How Campbell Became the Orchard City

The land was home to the Ohlone people long before settlers arrived. In the 1800s, Benjamin Campbell farmed wheat on the land that would carry his name, and he later laid out the town site. The rich soil soon turned the area into orchard country, and Campbell became known for its fruit.

By the early twentieth century, fruit drying and canning were the heart of the local economy. The Ainsley cannery and the rail line that ran through town shipped Campbell fruit far beyond the valley. That history gave the city its nickname, the Orchard City, which it still uses today.

Campbell incorporated as a city in 1952, as the orchards gave way to homes and the wider valley shifted toward technology. In the decades since, the city has kept its small downtown alive through careful revitalization, blending its farming past with the modern Silicon Valley around it.

What a Campbell Move Actually Involves

Campbell is its own city, so local rules and street layouts shape every move. Downtown is the busiest part. Campbell Avenue draws crowds on weekends for its restaurants and farmers’ market, and parking near the center is limited. For moves close to downtown, we plan the timing and the truck spot in advance so the crew is not circling for a place to park.

The older residential neighborhoods bring their own details. Many streets are lined with mature trees, and homes often have narrow driveways and tight side yards. We pick the right truck size and plan the carry so nothing is rushed or forced through a tight space.

The newer townhomes and condos near the Pruneyard and the light rail usually have shared entrances, stairs or elevators, and HOA rules about move-in times. We coordinate access and reserve space ahead of time where it is needed. Handling the parking, the building rules, and the truck sizing before move day is what keeps a Campbell job on schedule once we arrive.
