A downtown condo, a Hyde Park bungalow, and a Hill Country estate are three different moves, and the crew should know it before they arrive. We plan each residential move around the actual house, protect it like it is ours, and price the whole thing flat and in writing. From the first survey to the last box, one team and one plan carry the whole thing.
Crew size, equipment, and protection are set to your specific property, not a one-size script.
The House Sets the Plan
Austin housing runs the full range, and so do the moves. A 1930s bungalow in Travis Heights has original floors, tight doorways, and no driveway. A new build in Mueller or out in Circle C has stairs and an HOA with move-in rules. An estate west of the city adds acreage and long carries. Royal Moving & Storage surveys the home first, then matches the crew, the truck, and the protection plan to what the property actually needs. Newer master-planned communities in Round Rock, Cedar Park, and Buda add their own move-in rules, and we plan around those too.
Every residential move runs on the same backbone: a flat written price from a real survey, floor and doorway protection before the first carry, careful disassembly and reassembly of beds and large furniture, and a load order built for a fast, organized unload. We treat the house at both ends like it is the only one we are touching that week. Move day itself is timed around the heat and the traffic on I-35 and MoPac, with an early start when the forecast calls for it.
Six things that hold true whether the home is 600 square feet or 6,000.
Survey-Based Pricing
Every quote comes from a real walkthrough or detailed inventory and lands as one flat written number.
Protection at Both Ends
Floors, banisters, corners, and door frames are protected in the old home and the new one before anything moves.
Disassembly and Reassembly
Beds, tables, and large furniture come apart and go back together, so you are not left with a puzzle.
Crew Sized to the Home
From a one-bedroom to a multi-story estate, the team is staffed to move efficiently and protect the rate.
Access Planned Ahead
Stairs, elevators, HOA rules, and long driveways are sorted before move day, not improvised on it. We confirm gate codes, HOA move windows, and any required certificates before the date.
Careful With the Old Stuff
Antiques, heirlooms, and fragile pieces get the wrapping and the hands they deserve. Wardrobe boxes keep clothes on hangers, and TVs and electronics get their own padded handling.
Our residential crews serve homes across the metro, from central Austin neighborhoods to Round Rock, Georgetown, Cedar Park, Buda, Kyle, and the Hill Country. Acreage homes and gated communities get the same survey-based plan at a larger scale.
1. How much does it cost to move a house in Austin?
It depends on the size, the access, and how much you are moving. A small home runs into the high hundreds to low thousands; a large house with long carries runs higher. We give one flat written number from a survey, never a vague estimate.
2. Do you disassemble and reassemble furniture?
Yes, as standard. Beds, tables, and large pieces come apart for the move and go back together at the new home, so you walk into a house that works.
3. Can you protect original floors in an older Austin home?
Yes. Floor runners, padding, and careful maneuvering are standard, and they matter most in the historic bungalows of Travis Heights, Hyde Park, and Clarksville.
4. Do you handle HOA move-in requirements?
We do. Many newer Austin-area communities have rules on truck parking and move hours. Share them and we will plan the day to fit, and arrange any certificates a building requires.
5. What if I am moving a large home with a lot of stairs?
We size the crew to the home, bring the right equipment, and protect every level. Multi-story and estate moves are routine; we just plan and staff for them. We also protect banisters and tight stairwells in multi-story homes, which the older central neighborhoods are full of.
6. Are you licensed and insured?
Yes. Royal Moving & Storage operates under Texas DOT #010072391C with full cargo and liability coverage on every residential move.
7. How early should I book?
Two to three weeks is comfortable, more for end-of-month or summer. Call (737) 237-9076 and we will lock a date and a flat quote.
