Clackamas is an unincorporated community in Clackamas County, southeast of Portland along the I-205 corridor, and it operates at a scale that belies the fact that it has no city government. Clackamas Town Center is one of the largest enclosed shopping malls in the Portland metro. Adventist Health Sunnyside Hospital and the Legacy Meridian Park Medical Center both operate nearby. The 82nd Avenue commercial corridor and the Sunnyside Road retail strip host a concentration of businesses and employers that would fill a mid-sized city’s commercial zone.
More than 20,000 people live in Clackamas, in a mix of older single-family neighborhoods from the 1960s and 1970s, newer subdivisions built since the 1990s, and apartment communities that have grown up near the commercial and medical corridors. Clackamas County governs the area and provides the services that a city government would otherwise handle, from road maintenance and permitting to zoning and code enforcement.
Royal Moving & Storage works all of Clackamas and the surrounding Clackamas County area. Our crews know the 82nd Avenue access patterns, the apartment building requirements near the Town Center, and the established neighborhoods that make up most of the community’s residential core.
Clackamas local moves often involve the transition from established mid-century neighborhoods to newer construction, or moves into or out of the apartment communities near Clackamas Town Center. I-205 provides direct access to the broader metro. We give you a flat rate before the job starts.
Clackamas housing runs from ranch homes and tri-levels built in the 1960s and 1970s to newer subdivisions along the Sunnyside Road and Sunnybrook Road corridors. Mid-century homes have the access characteristics typical of the era: side garages, finished basements, and original woodwork worth protecting. Newer homes are more open. Apartment communities near the Town Center area require the standard multi-family coordination. We assess the specific property before moving day.
The commercial density of the 82nd Avenue and Sunnyside corridors means businesses of all sizes relocate here regularly. We work around operating hours and keep downtime short.
Dedicated transport, full inventory, fixed price, confirmed delivery window. We do not broker Clackamas long distance moves to third parties.
Premium pads, stretch wrap, floor runners, and door protection on every job. Specialty items get individual handling plans.
When a Clackamas move has a gap in timing, we pick up, store securely, and deliver when you are ready.
Flat rate before the job starts, no changes on moving day.

Clackamas is an unincorporated community of more than 20,000 residents in Clackamas County, Oregon, located southeast of Portland along the I-205 corridor. Clackamas County provides all government services. The community covers the area generally bounded by I-205 to the west, OR-212 and OR-224 to the north, the Sunnyside Road corridor to the east, and the Clackamas River valley to the south.
The Clackamas Town Center and its surrounding retail corridor serve the entire southeast metro area, drawing shoppers from Oregon City, Milwaukie, Happy Valley, and beyond. The medical facilities in the area make Clackamas a significant healthcare employment center as well.
The name Clackamas comes from the Clackamas people, a Chinookan-speaking band who lived along the Clackamas River and in the lower Columbia River basin for centuries. The Clackamas River, which flows through the county into the Willamette just north of Oregon City, was central to their way of life and gave its name first to the county and then to the unincorporated community that grew up near the river.
Settlement of the area that became the community of Clackamas followed the Oregon Trail migration and the establishment of farms in the Clackamas River valley in the 1840s and 1850s. The community grew slowly through the late 19th and early 20th centuries as a farming and timber area south of Portland.
The postwar period transformed Clackamas along with most of suburban Clackamas County. The construction of I-205 in the late 1970s, which bypassed Portland to the east, fundamentally changed the community’s character by making it directly accessible from both the northern and southern metro areas. Clackamas Town Center opened in 1981, anchoring the commercial development that followed along the freeway corridors.
Clackamas moves center on a few consistent planning points.
The I-205 corridor through the community sees heavy commute traffic in both directions, and the Clackamas Town Center area adds retail traffic on evenings and weekends. For moves that require transit through or past the Town Center corridor, we time the routing to avoid the worst congestion windows.
The older residential neighborhoods in the community, built primarily between the 1960s and 1980s, have standard mid-century access. Ranch homes and tri-levels with side garages and finished basements are typical. Lots are generous by Portland standards, and parking for a moving truck is usually available directly in front of the property.
The apartment communities near the Town Center and along the 82nd Avenue corridor have multi-family requirements: advance scheduling with building management, elevator or stairwell coordination where applicable, and certificates of insurance. We handle all of it before moving day.
The newer subdivisions in the Happy Valley and Sunnyside Road areas adjacent to Clackamas are modern in construction and access. The main variables are inventory size and the distance between addresses.

Many do. Advance scheduling, elevator coordination, and certificates of insurance are common. We handle all of that before moving day.
The I-205 corridor slows during commute windows, and the Town Center area adds retail traffic on weekends. We plan transit and loading windows around those patterns.

I-205 north to I-84 or I-205 north to I-205 to the I-84/I-205 junction and into Portland. Under normal conditions, roughly 20 to 30 minutes. Commute windows add significant time northbound in the morning and southbound in the afternoon.
