Tualatin occupies one of the most connected positions in the Portland metro area. The city sits where I-5 meets I-205, with OR-99W running through its western edge, which puts nearly every part of the region within a direct drive. That connectivity is why Tualatin became one of the metro’s major distribution and industrial centers, and it is also why a move here tends to run efficiently when the crew knows the city.
But Tualatin is more than its freeway access. The city grew up along the Tualatin River, at a crossing point used long before Oregon was a state, and its modern identity blends a large employment base with established residential neighborhoods. Lam Research, one of the world’s largest semiconductor equipment makers, operates a major campus here. The industrial district along the rail corridor employs thousands more. On the residential side, the neighborhoods south of the river and the apartment communities near Nyberg and Bridgeport hold a population of around 28,000 people, most of them in housing built since the 1970s.
Royal Moving & Storage works all of Tualatin, from the established neighborhoods near the Commons to the newer townhomes on the southern edge. We plan each move around the property and the schedule, and the city’s freeway position means we can stage and route efficiently in every direction.
A local move in Tualatin might stay within the city or reach across the river into Tigard, Lake Oswego, or Sherwood. Either way, the job involves real coordination: apartment access at the complexes near Nyberg Street, scheduling around the I-5 commute windows, and positioning the truck correctly at properties on quieter residential streets. We handle that planning as standard and price every local move as a flat rate, fixed before we load.
Tualatin housing is dominated by single-family neighborhoods built from the 1970s onward, along with townhome and apartment communities concentrated near the city center and the Bridgeport area. Most homes have modern access: attached garages, driveways, and streets that accommodate a moving truck. The variables are usually the inventory, the layout, and the schedule rather than the street itself. We confirm the details before moving day so the crew arrives with the right plan and the right equipment.
Tualatin has one of the largest industrial and business employment bases of any city its size in Oregon. The semiconductor equipment operations, the distribution and manufacturing companies along the rail corridor, and the offices and medical practices near Meridian Park hospital all generate commercial moving needs. When a Tualatin business relocates, we schedule around operating hours, coordinate building access, and move equipment, workstations, and inventory so the disruption stays as short as possible.
Tualatin’s employment base draws people from across the country, and careers eventually move some of them on. When your move leaves Oregon, we handle it with dedicated transport, a complete inventory, a fixed price, and a confirmed delivery window. We do not broker Tualatin long distance moves to third parties. The same crew that loads your home is responsible for it until delivery.
From sectionals and bedroom sets to pianos, safes, and specialty items, our Tualatin crews wrap, pad, and secure every piece for transport. Premium moving pads, stretch wrap, floor runners, and door protection are standard on every job. High-value or fragile items get an individual handling plan agreed with you before the move begins.
Tualatin moves often involve a gap: a home sale that closes before the next property is ready, a corporate relocation with dates that do not line up, or a move staged in phases. Royal Moving & Storage picks up from your Tualatin address, holds your belongings in a secure storage facility, and delivers them when you are ready.
Tualatin moves are usually straightforward on access, but inventory, distance, and scheduling still vary from job to job. We give you a flat rate before the move starts, and that number does not change on moving day.
You work with one person from the first call through delivery. They know your home, your dates, your inventory, and any building requirements. No call center, no repeating yourself to a new person each time.
Check Google, Yelp, or the BBB. The reviews repeat the same pattern: the crew arrived on time, handled everything carefully, and the final cost matched the quote.
Oregon Motor Carrier Certificate #280015. Full cargo and liability coverage on every job. If your apartment community or employer’s relocation coordinator requires a certificate of insurance, we have it ready before moving day.
Tualatin is a city of roughly 28,000 residents covering about 8 square miles, positioned 12 miles south of downtown Portland where Washington and Clackamas Counties meet. Most of the city lies in Washington County, with a smaller eastern portion in Clackamas County, and that county line can matter for permits, schools, and services depending on which side of the city an address falls on.
The city’s defining geographic feature is the Tualatin River, which runs along its northern edge and separates it from Tigard and Durham. Its defining economic feature is its transportation position: I-5 runs through the eastern side of the city, I-205 begins its eastward arc just beyond the city limits, and OR-99W passes along the western edge. This junction made Tualatin a natural location for distribution, manufacturing, and industrial employers, and the city’s industrial district is one of the largest concentrated employment areas in the southwest metro.
The center of town is organized around Tualatin Commons, a man-made lake surrounded by restaurants, offices, and housing that the city built in the 1990s to give the community a walkable core. The Bridgeport area at the northeast corner, shared with Tigard and Durham, holds one of the region’s largest open-air shopping centers and a concentration of newer apartment communities.
The Atfalati band of the Kalapuya people lived throughout the Tualatin Valley for thousands of years, and the river that carries their name was central to their seasonal movements and trade. The area that became Tualatin was a natural river crossing, and after settlers arrived in the 1840s and 1850s, a ferry operated here on the route between Portland and the valley towns to the south. Boones Ferry Road, which still runs through the heart of the city, takes its name from that era of river crossings.
The town grew slowly through the late 19th century as a farming community with a small commercial center near the crossing. The arrival of the Oregon Electric Railway in 1908 connected Tualatin to Portland and Salem, and the city incorporated in 1913. For the next half century, it remained a small agricultural town of a few hundred people.
Everything changed with the freeway. I-5 was completed through the area in the late 1950s and early 1960s, and Tualatin’s position at the junction of the metro’s major routes transformed it from a farm town into one of the fastest-growing cities in Oregon. The population multiplied more than tenfold between 1970 and 2000 as subdivisions, apartment communities, and the industrial district filled in.
Tualatin also holds one of the more unusual claims in the metro area: it is a stop on the Ice Age Floods National Geologic Trail, and a nearly complete mastodon skeleton discovered here in 1962 is displayed at the Tualatin Public Library. The city’s annual Pumpkin Regatta, where competitors paddle giant hollowed pumpkins across the lake at the Commons, has become one of the region’s stranger and better-loved traditions.
Tualatin is one of the more logistically friendly cities in the metro for moving, and the planning focuses on a few specific points rather than difficult access.
The apartment and townhome communities near Nyberg Street, Bridgeport, and the Commons have standard multi-family requirements: scheduling with management, elevator or stairwell coordination in the larger buildings, and certificates of insurance where the community requires one. These are routine, but they need to be arranged before moving day rather than discovered on it.
The single-family neighborhoods are generally straightforward. Streets are modern, driveways are usable, and truck positioning is rarely a problem. The main planning variables are inventory size, any specialty items, and timing.
Timing is where Tualatin’s geography cuts both ways. The freeway access that makes routing efficient also means the I-5 corridor through the city slows significantly during commute windows, and the Nyberg interchange area around Bridgeport gets congested on weekends. We schedule load and travel windows around those patterns so the day is not lost to traffic that could have been avoided.
The county line is worth knowing about. Most of Tualatin sits in Washington County, but addresses east of roughly 65th Avenue fall in Clackamas County. This rarely affects the move itself, but it can matter for address changes, utility setup, and school registration after you arrive, and we flag it for clients moving into that part of the city.
We confirm the building requirements, the routing, the timing, and the truck sizing before moving day, so the job runs on schedule from the first box to the last.

Many do. Larger communities typically ask for advance scheduling, a reserved loading area or time window, and sometimes a certificate of insurance from the moving company. We coordinate all of that with your community’s management before moving day.
Mid-morning through early afternoon avoids the worst of the I-5 commute congestion through the city. For moves near Bridgeport, weekdays are noticeably easier than weekends, when shopping traffic fills the Nyberg interchange area. We build the schedule around these patterns.
Yes. If your Tualatin move involves a gap between move-out and move-in, we pick up, hold your belongings in a secure storage facility, and deliver when your new home is ready. This is common with corporate relocations and home sales with mismatched closing dates.
Yes. We handle long distance moves from Tualatin to anywhere in the country with dedicated transport, a full inventory, a fixed price, and a confirmed delivery window. We do not broker these moves to third parties.
Yes. Royal Moving & Storage holds Oregon Motor Carrier Certificate #280015 and carries full cargo and liability coverage on every job. We are licensed and insured for residential and commercial moves throughout Tualatin, Washington and Clackamas Counties, and the wider Portland metro.
Not for the move itself. Our licensing and coverage apply across both counties. The county line mainly matters after you arrive, for things like utility providers, school registration, and county services, and we point this out to clients moving into the eastern part of the city so it does not catch them off guard.
