Royal Moving & Storage moves households and businesses across this leafy enclave. We handle large custom homes on long, tree-lined driveways, the occasional condo, and the shops and offices along the Brodie Lane retail district. A City Within a City, Built on Acre Lots. That Shapes the Move.

Sunset Valley is one of the most unusual addresses in Central Texas: an independent city of a few hundred residents, surrounded on every side by Austin, about five miles southwest of downtown. It looks and feels nothing like the South Austin that rings it. A one-acre minimum lot rule means large, heavily wooded properties, long private driveways, and big custom homes set back among heritage oaks. There is no crowded subdivision grid here, and most homes carry no homeowners association. Along its edge, a compact retail district on Brodie Lane brings shops, restaurants, and offices into the mix.

That character shapes a move here. Acre-plus lots come with long driveways and mature trees that a full-size truck has to navigate. The homes tend to be large, which means higher volume and, often, high-value furniture and art that call for careful handling. And while the city sits close to central Austin, its quiet, wooded streets and tree canopy still ask for a plan.

Royal Moving & Storage works every corner of Sunset Valley. We look at the property first. We plan for what that lot, driveway, and tree line need. Then we arrange the access before moving day.

Our Moving Services in Sunset Valley

Local Movers

A move within Sunset Valley or across the wider Austin area is our most common job here. Long driveways, big homes, and tree-lined approaches all add time, and we plan for each as part of the work. Our pricing stays transparent: we lay out every charge in advance, so the number is clear before the first box is loaded.

Residential Movers

Sunset Valley homes are mostly large, custom houses on wooded acre lots, with a few condos and smaller properties in the mix. Each one calls for its own plan. A big home on a deep, tree-shaded driveway needs the right truck placement and a staging plan for the long carry to the door. A high-value house often holds furniture, art, and pieces that deserve extra protection. We assess each Sunset Valley property on its own terms before moving day.

Commercial Movers

Sunset Valley’s retail district along Brodie Lane brings shops, restaurants, and offices into a small but active business core. When a business moves, downtime is the real cost. We schedule around your hours. We work within building access windows and parking limits. We move desks, equipment, and electronics quickly, so your team is back to work fast.

Long Distance Movers

Sunset Valley draws buyers from across Texas and beyond, and people move on as well. When a move leaves the state, we treat it with the same care as a job across town. Each one gets dedicated transport, a full inventory, a fixed price, and a delivery window you can plan around. We do not broker Sunset Valley long distance moves to third parties.

Furniture Movers

From pianos and heavy sectionals to antiques and fine art, our Sunset Valley crews pad, wrap, and secure each piece for the road. Moving blankets, stretch wrap, floor runners, and doorway protection are standard on every job. In the large custom homes common here, that protection earns its keep. Anything fragile or high in value gets a dedicated handling plan, worked out with you ahead of time.

Sunset Valley, More Than an Address

Sunset Valley by the Numbers

Sunset Valley is a small independent city of a few hundred residents in Travis County, entirely surrounded by the city of Austin, about five miles southwest of downtown. It covers roughly 1.4 square miles, or about 681 acres, which makes it one of the true urban enclaves in the country. A one-acre minimum lot rule for homes gives the city its defining look: large, heavily treed properties with long driveways and a great deal of privacy, just minutes from the core of Austin. Children here attend Austin ISD schools, and the city runs its own small police department.

The homes reflect that acre-lot rule. Most are large, custom houses set among mature oaks, with a smaller number of condos and modest properties mixed in. Along Brodie Lane, a compact retail district of shops, restaurants, and offices anchors the city’s commercial side. Sunset Valley is also known for its environmental focus, including a recognized community wildlife habitat and a strong emphasis on native trees and green space.

The History of the City

Sunset Valley began in the early 1950s, when two brothers bought a wooded valley on the western edge of Austin for a residential development. The rolling, tree-covered land and its evening views gave the city its name. Residents voted to incorporate on September 17, 1954, in large part to keep the growing city of Austin from annexing their property and taxing it.

Once incorporated, Sunset Valley stayed independent even as Austin expanded to surround it completely. For decades it remained strictly residential, until the city approved a large retail center in 1990. That shopping district changed the city’s finances: today Sunset Valley funds its budget largely through sales tax from its stores, which is why the city itself levies no property tax and the overall tax burden runs lower than in Austin next door.

Today Sunset Valley is a quiet, wooded enclave of large-lot homes and a busy retail edge, which is exactly why moving here rewards a crew that understands big properties, long driveways, and mature tree cover.

What a Sunset Valley Move Actually Involves

The lots and the trees define a Sunset Valley move. Most homes sit on an acre or more, with long driveways that wind back from quiet streets under a canopy of mature oaks. A full-size truck cannot always pull close to the door, and low branches and narrow, tree-lined approaches take planning. Where the truck cannot reach, the crew stages the carry or brings the load in from the nearest workable spot. That plan is set before the day, not found on arrival.

The homes themselves add to the job. Sunset Valley houses tend to be large and high in value, which means more volume and, often, custom furniture, art, and finishes that cannot be scuffed. We protect the floors, doorways, and the pieces that matter, and we bring the crew size the home actually needs. The compact retail district brings its own moves, where parking, building access, and business hours all factor in. The city sits close to central Austin, which helps with drive time, but the wooded, large-lot setting still calls for a real access plan.

We handle all of it before moving day. That means the driveway and tree-line access, the truck sizing and staging, the protection for high-value homes, and any building or parking coordination. None of it slows the job once we arrive.
