Westlake Village, California is 5.4 square miles in size and has a small population of 8,443 people with a median age of 52.2, which is nearly 20 years older than the average age of the rest of Los Angeles County, where the community makes its home. The exclusive community borders Agoura Hills and Thousand Oaks, and sits in the northern foothills of the Santa Monica Mountains and south of the Simi Hills. Westlake Village is nine miles from the Pacific coastline, 38 miles west of Downtown Los Angeles. Westlake Village is a picturesque community with rising knolls, arroyos, and ancient oak trees.

The median household income of the residents of West Lake Village is $130,272, and the median property value is $819,900. Homeownership rate is astoundingly high in the community at 86.8 percent. The population of the community is low on diversity, with a citizenry that is 79.6 percent white, 8.27 percent Asian, and 7.45 percent Hispanic. The Westlake Village area is ripe with history. It was once the home of the Chumash Indians about 3,000 years ago, and in 1770, Spaniard Captain Gaspar de Portola explored the area, and set up camp near a Chumash village. Father Juan Crespi, chaplain and diarist of the expedition, described that area that became Westlake Village in the following way: “We are on a plain of considerable extent and much beauty, forested on all parts by live oaks and oak trees, with much pasturage and water.”

The Spanish eventually settled the area, but when Mexico won independence from Spain in 1821, California became a territory of Mexico. After the Mexican-American War, California became a part of the American union in 1850. At that time, most of the land that would became Ventura County was divided among 19 families. In 1881, the Russell brothers bought a large portion of the land for the purpose of ranching cattle, before it was sold to William Randolph Hearst in 1925.

The land continued to be used as a cattle ranch operation, but the Albertson Company also used the property for film and television, including episodes of “Tarzan,” “Buck Rogers,” “Gunsmoke,” and “Bonanza,” as well as “Laredo,” “Robin Hood,” and “King Rat

In 1963, the American-Hawaiian Steamship Company bought the 12,000-acre ranch for $32 million, and development of the lakeside community began in 1966. .”  In 1981, Westlake Village was incorporated, becoming the 82nd municipality in Los Angeles County Today, among the small residency, you will find about 850 businesses and 20 individual neighborhoods.
